Case Study: New York Mortgage Trust
In 2024, New York Mortgage Trust (NYMT), a publicly traded real estate investment trust (REIT), engaged Broadstreet to develop a comprehensive impact strategy and management system for its Housing Mobility Program, which promotes economic mobility for low-income families. NYMT sought to communicate its innovative investment approach to institutional and philanthropic investors committed to affordable housing, equitable wealth creation, and community development, incorporating best practices from the impact investing sector.
Broadstreet conducted interviews with NYMT staff, partners, and tenants, along with an evaluation of three years of impact performance, to craft a detailed strategy for NYMT’s Housing Mobility Program. The resulting presentation highlighted key societal challenges, NYMT’s role in addressing them, potential impact risks, expected outcomes, investment and tenant selection criteria, a governance model to support community partnerships, and an impact performance review.
Building on this strategy, Broadstreet created an impact measurement and management framework aligned with industry standards to guide investment decisions and integrate social impact considerations throughout the investment lifecycle. This included a presentation outlining NYMT’s impact activities at each investment stage and an implementation guide with templates and tools to operationalize the approach.
