Story: Bartlett Place
The Sponsor
Nuestra Comunidad CDC, the project sponsor, has created or preserved more than 700 affordable rental apartments, 132 units of affordable homeownership housing, and 60,000 SF of commercial space across Boston since 1981. As one of Boston’s oldest and most successful community development corporations, Nuestra Comunidad’s mission is to enhance the physical, economic, and social well-being of Roxbury’s residents. Bartlett Place, located in the Dudley Square neighborhood of Roxbury, is a mixed-use development offering residential and retail space.
The Project
LISC provided $8.5 million of NMTC allocation to support the construction of Bartlett Place, the first phase of a mixed-use redevelopment of the former Bartlett Yards MBTA bus yard. Located in the Dudley Square neighborhood of Roxbury, the project constructed 52,043 SF to house 28 residential units and 12,000 SF of ground-floor retail space.

The Impact
Prior to the development, Bartlett Yard had sat vacant for 20 years and was a source of blight in the neighborhood. Bartlett Place cleaned up a brownfield and created mixed income units in the neighborhood, six of the 28 residential units constructed are affordable to individuals making less than 120 percent of area median income. It also provides homeownership opportunities for moderate income buyers. The project contributes to the economic vibrancy of the area through opportunities for local businesses, creation of jobs through local retail, improved quality of life due to access to healthy food, a fitness center, and childcare, and transit-connected living, as the new apartments are within walking distance of Dudley Station (MBTA bus) and Roxbury Crossing Station (MBTA Orange Line train).
